Our Process
We know that selling your home can be an emotional and stressful time. We are here to make it as easy as possible and take away most of the hassle of selling your home the conventional way. Our 'Fast Track' process involves the following proceedings from initial enquiry to your receiving the money in your hands:
Local Property Buyer Receives Initial Enquiry.
Telephone Conversation.
We carry out our internal test processes to check area statistics, market conditions and comparables on what actual similar properties are selling for in your locality
(not the advertised prices but ‘SOLD’ prices).
We then call you back usually within 24 hours
(usually within a few hours)
with a Realistic offer based on our findings.
We then allow you to make a decision as to whether to accept or refuse our offer
(under ‘No Pressure’ whatsoever – the Offer is valid for 14 days).
If you decide to accept our offer we go ahead and instruct solicitors and ask the Financial Company to arrange a survey (we will appoint an external independent solicitor who acts solely on your behalf. Infact we are not even allowed to have any contact with your solicitor once they have been appointed. Only our solicitor can contact your solicitor for any necessary questions, contracts or documents.
The surveyor coming to carry out the valuation and survey will be appointed directly by the Financial Company providing us with the resources to buy your property. This ensures that an Independent solicitor and surveyor act on issues relating to the property, thus a totally unbiased view will be achieved.
Exchange within 21 days or to suit you needs.
Completion usually within 30 days or as per your requirements
During the entire process we keep you updated, so that you are always in the know as to what stage of the purchase process we are at.
Due to various tailor made solutions that we can offer to individual sellers, we may need to deviate from the above process. We endeavour to work as closely to the above procedures as we can and you are kept fully informed of all changes.
